INSPECTIONS, TESTING & REPORTS
Mold inspections, air quality tests, and laboratory results describe the conditions observed at a specific property on a specific date, using the methods and access available at that time. Mold can exist in concealed locations, inside wall cavities, beneath flooring, above ceilings, or within building materials, that cannot be identified without invasive investigation. An inspection or clearance test is not a guarantee that a property is free of mold, moisture, or related damage, now or in the future. Reports we prepare are for the use of the client who commissioned them and should not be relied upon by third parties without our written consent.

QUOTES, ESTIMATES & PRICING
Any quote or estimate we provide is based on the information available at the time and is not a final, binding price. Mold remediation frequently uncovers conditions that were not visible during the initial assessment, hidden moisture, additional contaminated material, structural damage, or a moisture source larger than first identified. The actual scope and cost of work may change once these conditions are exposed, and we will communicate any material changes to you before proceeding. Prices are subject to change, and the terms of the written service agreement or invoice you receive will govern the work performed.
SCHEDULING, ACCESS & CANCELLATIONS
You are responsible for providing safe and reasonable access to the areas where work is to be performed, including crawl spaces, attics, and basements, and for disclosing known hazards, prior water damage, or previous repairs. Delays caused by lack of access, unsafe conditions, or inaccurate information may affect scheduling and cost. If you need to reschedule or cancel an appointment, we ask that you notify us as early as possible. We reserve the right to reschedule appointments due to weather, staffing, equipment, or other circumstances beyond our reasonable control.
MOISTURE SOURCES & RECURRENCE
Mold requires moisture to grow. Where a remediation is completed but the underlying moisture source is not corrected, or where a new leak, flood, humidity issue, or ventilation problem develops after our work is finished, mold can return. Any warranty we provide applies only to the areas and materials described in your written service agreement, and is conditional on the recommended moisture corrections being completed and maintained. Recurrence caused by a new or uncorrected moisture source is not covered.
PAYMENT TERMS
Payment is due according to the terms stated in your written service agreement or invoice. Unless otherwise agreed in writing, payment is due upon completion of the work. We may require a deposit before scheduling larger projects. Late balances may be subject to reasonable interest or collection costs as permitted by North Carolina law. Where a project is being submitted to an insurance carrier, you remain responsible for payment regardless of whether, or how quickly, your claim is approved or paid.
INSURANCE CLAIMS
We are happy to provide documentation, photos, and reports to support an insurance claim. However, Summit Mold Remediation is not an insurance adjuster and does not negotiate, adjust, or guarantee the outcome of any claim. Coverage decisions rest entirely with your insurance carrier, and mold coverage in North Carolina policies is often limited or excluded.
